Our Useful Guide to the Buying Process.

The process of buying a property can be overwhelming, so we have put together a guide to help make securing a house with Style Homes as smooth as possible.

Guiding you through the purchase process

We understand that purchasing a property is one of the biggest commitments many people make and we want to make it a smooth and enjoyable process. To help you better understand what is involved we have provided this guide to help outline the process when buying a Style Home.

Funding your new home

Initially, you need to ensure you can secure a mortgage that gives you enough value to purchase your new home. It is worthwhile seeking advice from an independent financial advisor, who can assist you with all the financial considerations associated when buying a Style Homes property.

Reserving your new home

Once you know you have funding in place you can reserve a Style Homes Property. To reserve one of our homes you simply select the home that you like and pay a reservation fee. On receipt, we’ll confirm the details back to you by letter. Once you receive our letter confirming the reservation, we will arrange a meeting to talk through all the details, including plans, layouts and anticipated timings. Our homes all come with high quality fixtures, fittings and finishes which are explained in our sales specification. There are usually certain items that can upgraded from the standard specification such as choosing to have the floor laid in a herringbone style to Miele appliances or additional wardrobes. If you are interested in any of these upgrades we can discuss them at this time.

Legal advice

At this stage, you will need to appoint a local conveyancer who will handle all of the legalities of purchasing property in Jersey on your behalf. We have negotiated favourable rates with Preston Legal for people purchasing our homes. Preston are a local firm who will provide a reliable and thorough service to help the process of purchasing run more smoothly. There is no obligation for you to use Preston and they do not act for Style Homes in the same property transaction. The legal process in Jersey is very thorough. In addition to completing the usual steps of conveyancing and checking title to ensure there are no other rights or claims over the property you are purchasing, your conveyancer will explain your rights and obligations as the prospective legal owner of the property.

Site visits and surveys

Your conveyancer will visit your chosen home and ensure there are no additional matters that require determination and will then review the contract of sale. Your conveyancer will then explain the content of the contract of sale with you so you are fully briefed on what you are purchasing. Your lender will want to complete a valuation survey to ensure that the property is worth at least the value of the money borrowed. When necessary, we are available to meet with you and the bank’s appointed surveyor at the property to show them around and answer any questions. There a number of different types of survey that can be provided and the Mortgage Shop or your lender will provide advice on which type of survey is the most practical based on the property being purchased.

Demonstrating your new home to you

Around the time of passing contracts in the Royal Court we will invite you to your new home so we can show you how everything works. This is usually held a few days before passing contract, so that you can enjoy a smoother move into your new home. Style Homes will meet you there and run through all the facilities and functions to ensure you’re familiar with them. At this time, we will demonstrate that everything is working and ensure that you can operate the kitchen equipment and turn on the hot water. We will also provide you with details of how to log any identified defects and who to call in the event of a failure or emergency.

Completing the purchase of your new home

Once you, your solicitor and your funder are happy with all the paperwork you will be in a position to ‘pass contract’ in the Royal Court. The conveyancing process in Jersey is completed with the contract being ‘passed’ before the Royal Court. Both the buyer and vendor (or representatives thereof) must be present before the Court to pass contract. If for whatever reason you cannot be there, you can appoint a Power of Attorney to attend on your behalf and your conveyancer will be able to assist you with this process. Contracts are passed on a Friday afternoon and once the formalities are completed you will be the owner of the property and can start moving in and enjoying your new home.
